Peaceful Spirit Ranch Rental Agreement 

This vacation rental contract is a legal agreement between The Healing Ranch, Inc. dba Peaceful Spirit Ranch (also referred to as the “Homeowners” and “Landlord” and “Property Manager”) and you, the Renters (also referred to as “Tenants” and “Guests”). This contract is entered into as of the date when the Renters place their reservation online.

WORRY-FREE BOOKINGS POLICY

If selected, you receive a 100% refund if you cannot attend for one of the many reasons in the Terms and Conditions here, which you accept as a benefit of your reservation.   Full payment is collected at the time of purchase to be immediately covered with WORRY-FREE BOOKINGS.  Worry-Free Booking™ is not travel insurance.  It is an enhancement to our cancellation and refund policy to offer peace of mind to our guests and clients.

PAYMENT POLICY (when Worry-Free Bookings is not in effect)

To hold your reservation, we must receive the 25% NON-REFUNDABLE Deposit and signed rental agreement within 24 hours of booking. Full payment is due 15 days before your arrival date.

AUTO-COLLECT:   If Worry-Free Bookings is not selected, a 25% non-refundable deposit is taken at the time of booking. The remaining balance is automatically collected 15 days prior to your check-in date using the method of payment used for the deposit. Full payment for retail items and gift certificates is collected at the time of purchase. 

CANCELLATION POLICY (when Worry-Free Bookings is not in effect)

• You have until 15 days before your arrival date to cancel your reservation and incur no further costs outside the 25% non-refundable deposit. 

• If payment in full is not received 15 days before your arrival date, this reservation will be canceled, and the date will be made available for rebooking.

 • No refund is made if you cancel within 15 days before your arrival date.  

 • In the event of a pandemic, government shutdown or an uncontrolled event, vouchers will be issued instead of refunds.

REFUNDS (when Worry-Free Bookings is not in effect)

Any refund of rental fees will be returned to the renter using the same payment method upon the termination of this agreement. 

CLEANING POLICY for the TINY HOUSE and DAIRY BARN OVERNIGHT STAYS

The Rental must be left clean, as found, and with no damage.  

• Please wipe down all countertops.
• Place all dishes in the sink.
• Ensure all trash has been collected and bagged. 
• Place all used sheets and towels in the laundry basket provided

NOTE: An additional CLEANING FEE of $75 will be charged to your credit card should the rental be left in disarray and these items left undone. 

CLEANING POLICY FOR DAIRY BARN EVENTS

GIFT CERTIFICATE POLICY

Gift certificates are transferable. Any remaining amount on gift certificates can be used at a later date up to the expiration date. Gift certificates cannot be redeemed for cash. 

RESERVATION POLICY

We, the Renters (also referred to as “Tenants” and “Guests”), agree to the following:

1) We will leave the vacation rental clean when vacating, or a cleaning fee of $75 will be charged to our credit card.

2) We will place all used sheets and towels into the laundry basket provided when we vacate the property.

3) We will forfeit all rental monies paid if cancellation is made less than 15 days from the arrival date. 

4) There are no refunds for early departure. 

5) There are no refunds for snow or weather conditions. 

6) All rental monies are due 15 days before the arrival date.

7) We will be completely responsible for all damage to the house or property caused by our negligence and agree to pay all costs to return the property or items to full functionality.

8) We will notify the owners of any damage upon arrival.

9) We will not hold the owners responsible for any bodily injury and/or property damage incurred on the property arising out of our negligent acts or omissions. See disclaimer below. 

10) We will not hold the owners responsible for any loss of money, jewelry, or valuables of any kind or for items left after our check-out. 

11) We will remove all our passwords from the Roku/ Amazon Fire TV. 

12) Lost keys will incur a replacement cost of $25. 

13) This is not a party house or property.

14) SMOKING is NOT PERMITTED in the Tiny House, Dairy Barn, Horse Barn, or pastures. A $200 surcharge will be made to our credit card should smoking occur in these facilities.

15) AGE REQUIREMENTS & PETS:  Peaceful Spirit Ranch welcomes overnight guests ages 18 or older.  Pets are not allowed.  

16) Maximum overnight occupancy in the Dairy Barn is 4. Maximum occupancy in the Tiny House is 4. 

17) Check-in is at 3 PM, and check-out is 11 AM. A late check-out is subject to extra rental charges of $50 per hour unless prior arrangements have been made.

18) The Renter must be 21 years of age to book this Vacation Rental.

PLEASE DON’T FEED/ INTERACT WITH THE HORSES & CATTLE UNLESS SUPERVISED or GRANTED PERMISSION BY PEACEFUL SPIRIT RANCH PERSONEL: Even well-intentioned actions can result in serious health consequences for our animals. Unfortunately, we know this from past experience. Your appreciation for their well-being and cooperation is paramount. 

Disclaimer: Renters understand that the Homeowners are not responsible for any personal injury caused by slipping on snow or ice or any other source of slipping and that tenants are responsible for the removal of snow and ice around the doorways and paths to the car, to include the parking area. And further that the homeowners are not responsible for any personal injury or loss or damage to tenants’ property caused directly or indirectly from foul, inclement weather conditions, Acts of God or nature, failure of heat, accidents related to fire, heaters, stoves, tenants’ failure to remove snow around access areas, or any unforeseeable circumstances. Under no circumstances will tenants or their guests hold the owners of the Vacation Rental responsible for any damages or claims of any kind resulting from their stay, except for intentional acts of harm. 

This agreement and disclaimer apply to Renters and all guests at the Renters’ party. I, the Renter, have read, understand, agree to, and will abide by this rental agreement and all conditions stated herein.

CREDIT CARD SECURITY:  Your credit card information is stored and processed securely.
